    Private sector has traditionally played a predominant role in housing investments in Kerala. The table below gives a comparative idea of public and private investment in different plan periods.

    In the seventh plan, public sector investment as a proportion of the total investment has been of the order of seven percent. For the eighth plan also, the public sector investment is not likely to exceed 10 percent, the remaining 90 percent being accounted for by the private sector.

    If the private sector were not given a free hand, Properties in Kerala would not have developed much. The volume of investments and the number of investors are increasing by leaps and bounds with each passing year. Such a trend is a pointer to the confidence shown by the investor community in the resurgent real estate market of the state. Almost all the urban and rural areas of the state now witness phenomenal appreciation in property values. With the increase in property values, the final cost of a built up apartment has also gone up.
